What Do You Think Should be Done with Our Racquet Club / Tennis Courts / Pool? Is this an Asset that Adds Value to Sea Palms West ... or is it a Burden to Homeowners ? What do you Think??
Once again I am reiterating that it would be a grave mistake to sell the fitness center, pool, and tennis courts. Owning these amenities is significant to the homeowners of SPW. the Cardinal Rule of RE is - Location, location, location !!! You have all heard that. The green space presents location; the amenities only make the location more desirable. How many other developments in the island's north end offer these amenities? I don't know of one, but I am a newer resident. I do know that we looked for several weeks before deciding to buy in SPW. We were looking at more expensive homes on larger lots but settled on SPW because of the location on the green area…

These are valuable amenities that significantly contribute to each individual home’s value, the overall desirability of Sea Palms West and the marketability when owners go to sell. Don’t be fooled or foolish. I am 100% certain if this. I have been a successful real estate broker and appraiser for 46+ years. I’ve testified as to values many many times in Court. I specialized in HOA and Country Club appraisals and was lead market study person for the largest and most well known commercial appraisal firm in South Florida for 15 years.
This facility is something everyone could enjoy and adds value to the Community. SUGGESTION - Creat a Task Force of Owners who are knowledgeable about Construction, Maintenance, Operations, Finance and Project Management to Review and Recommend what Options are available to the Community, including Costs, Usage, Facility Upgrades / Repairs, Operations, that would be needed to have this Asset in the Community, owned and operated by the HOA.
